A mobile inspection app has to survive ladders, attics, crawlspaces, gloves, poor lighting, and dead spots under the house. Desktop inspection software with a tiny “mobile view” does not. Small buttons, modal chains, and a live network requirement fail the first time you are on a roof with wet hands. Mobile is the inspection, not the afterthought
Inspectors operate outside, around pools, in electrical rooms, and around mechanical equipment. Software designed only for a desk is the wrong primary tool. Large touch targets, short navigation paths, minimal typing, fast camera, voice input, rapid finding creation, persistent work state, clear sync status, and next/previous on the path — those are not polish. They are how you finish the walk without a second shift of typing.
Avoid requiring excessive form filling and repeated confirmations during an active inspection. If adding a finding takes four screens, you will stop adding findings. If the camera is buried behind a menu, you will keep a second camera roll and sort it later. Later is how evidence gets attached to the wrong bath.
Tablet layout after you sign in on an iPad

Offline is a requirement, not a slogan
Crawlspaces and rural properties do not care about your vendor’s uptime dashboard. A mobile inspection app that refuses to save without a bar of LTE will lose work. Local state, pending changes, sync when connectivity returns, and visible conflict or failure — that is the only honest model. Never silently discard inspector work. If a photo is pending, the UI should say so. If transcription is waiting, the UI should say so.
When you are back in the driveway, confirm the job actually synced before you drive out of range again. Generate the report from the structured findings, not from a hope that the last twelve photos made it. Do not rebuild the house from the camera roll as a lifestyle.
Voice and camera as first-class input
Typing a narrative on a six-inch screen in an attic is how inspectors invent abbreviations nobody else can read. Voice-to-finding is the faster path: speak the system, the condition, the severity, the recommendation. Expand can split a room note onto the right components and match your library. You still confirm. Caption describes what the camera sees; it does not diagnose defects. Draft from photo is a suggestion. Data plate scan fills brand, model, and serial when the lighting cooperates.
Photos and videos are inspection evidence, not decorations. They belong to the organization, the inspection, the finding, and the inspector. Capture, associate, caption, reorder, include or exclude, then publish. Thumbnails in the writer; full resolution in the report when you mean it. Do not load original files into every list view. Storage paths and authorization stay server-side. Knowing a media URL must not bypass tenant checks.
The path has to fit one hand
Walk-order or SOP templates keep the next component one tap away. Skip what you did not see. Flag required SOP photos so you do not leave without the shot the standard expects. Specialty jobs — 4-point, roof, radon — should not force a full residential pack on a phone. Assign the right template when you open the writer.
Next/previous beats search. Search is for the office. In the field, the pack is the navigation. If you need to jump, jump by section, not by a tiny nested accordion. Modal hell — modal, then modal, then confirm, then drawer — is how phones get thrown into tool bags.
Same workspace in the truck and the office
A separate “mobile app” that does not share jobs with the office calendar is a second business. Inspecta Home 360 is one workspace.
